Purchased a flat in Sawan, Sumadhura constructions

Hi,

I am creating this blog primarily for my apartment. On 26th Dec,2010 I booked a flat in the Sawan Project.The Sawan Project is located in Whitefield area. Its in a
prime locaction. Details can be found in http://www.sumadhuraconstructions.com/Sawan_Details.html .

I have already suffered a lot for the bangalore traffic. So I decided that I needed to get the 2hours daily with my family instead sitting in my car listening to Radio FM.

For all the other people who are planning to either buy or book a flat in the Sawan Project of the Sumadhura Constructions can leave a comment/question. It would be nice to get connected if we are going to be neighbours!

@Ashish - I repeatedly asked him is there any probs for the approval but they seem to be confident. I had met and gone with Pallanti(another owner).

I am still pending my booking as the reviews for this builder were not very encouraging(although not bad).

Was not in city so could not proceed with the meeting as put forward by Rahul and Ashish. We should meet up definitely to know each other.
But in the meantime here are a few updates:

1) An invite must have reached the mail box of all the people who have provided their mail IDs here to join a group "Sumadhura Sawan" sumadhura_sawan@yahoogroups.co.in. 2) I had been to the site to see the progress. I observed that the work has slowed down. Thought the structures have been created yet the speed has come down. The base foundation and pillars for one side is done. Progress is OK.

3) The BBMP approval is still pending. Though Mohan was not able to give a concrete date. Its pending from the govt side is what they say. But since they have already invested so much I think they will be getting it sooner or later.

I had been to one of their previous projects.
Sumadhura Sandoval : Construction was as per the plan. Schedules were met though I think they are delayed by 2 months. Quality of work was good. Completion was fast. Although I am not a strong believer of reviews provided on internet, but always have tend to do some research before any investment( as it is difficult to get direct feedback). This was the reason I did not go with builder 'DSMAX', a builder which has hundreds of complaints.

I have seen all possible links for the builder (like any IT guy will do). I have been to two previous projects also. Have discussed with the owners of Shnagrilla also. After considering all this I have gone ahead with the decision.
Also this is not uncommon. Just type ANY builder, you will find atleast >100 complains about them. So we need to logically conclude at some point.
Its upto you for your decision brother. But thanks a lot anyways.

I went to the construction site today to check the status. Pillars for one side are done. As mentioned in an earlier post regarding approval expected by Feb 16, it has got delayed bit further. Currently they are putting the approval tentative date as end of Feb.

Yes, there are some complaints on this builder. We might require to collectively discuss with builders on these and ensure better construction and quality.

When we became ready to invest such a huge amount, I feel ,we should take up few things for betterment.

The most important legal document buyers need to be concerned with when it comes to buying an apartment is Occupancy certifcate (OC). This certificate needs to be produced by the builder from BBMP to every one of the apartment buyers at the time of moving in. In order for the builder to be able to provide an occupancy certificate, the builder must be possessing Commencement certificate (CC). Commencement certifcate needs to be obtained by the builder from the BBMP, at the time of finishing the foundation and raising the pillars. Without the commencement certificate, the building is deemed to be illegal. And so for buildings without a commencement certificate, buyers of the apartment will not be able to transfer the property rights of the apartment to their individual names.
Most of the builders in Bangalore do not apply for and obtain the commencement certificate and hence most of the apartment buyers do not get the occupancy certificate. And so they are not able to obtain property document (Called as Khata) in their name, without which you will not be able to sell your apartment in case of need.

So in your better interests, whenever you are buying an apartment from any builder, please insist on seeing a copy of commencement certificate for the project. Without this certifcate, the project is an illegal construction even if the builder says he has BBMP approved plans.

If you would like to have some peace of mind legally after buying an apartment, meet a property verification lawyer and ask them about the importance of CC and OC. Any good lawyer would advise you to stay away from projects that do not have CC and OC.

This builder is very unethical.

we are facing issues in Anandam, now when he has taken 90% money he is not standing upto his words.

He projected anandam as a luxury project which is his best till date but after taking money he is doing cheap work, putting tiles in the corridor,delaying the work progress.

Purchaser relied on his words and now he is telling that he has not written these things specifically in the agreement so he can use whatever he wants.

I never met such a unethical person in my whole life.

1. Seepages everywhere. If there is a drainage or tap, the wall will be wet forever.
2. Poor finish of walls.
3. Substandard material in aluminium windows and poor fittings.
3. Poor quality in some of the plumbing material.
4. Poor and hollow fitting of tiles.
5. Charges maintenance but will not spend a penny. Believes maintenance collection as earnings.
6. Uses fowl language at times. Lacks manners.
